Cranbrook is a large residential suburb on Townsville's western edge, stretching from Woolcock Street in the north down to the Ross River in the south. It has undergone significant renewal in recent years as older housing stock is replaced by new builds and the suburb benefits from its proximity to the Woolcock Street commercial corridor. Cranbrook is popular with young families and first-home buyers who get more house and land for their money compared to the inner suburbs. The Riverway precinct — Townsville's major recreational hub with its lagoons, parklands and stadiums — sits on Cranbrook's eastern boundary.

The housing in Cranbrook is a genuine mix of eras. The eastern section has older Queenslanders and lowset brick homes from the 1960s and 1970s, while the western sections feature new estates with modern rendered homes on smaller lots. The older homes have larger blocks and established gardens, but some need significant renovation. New builds tend to have double garages and open floor plans that make moving straightforward. A few streets near the river still have flood-affected properties that were raised or rebuilt post-2019.

Cranbrook has good arterial access via Woolcock Street to the north and Dalrymple Road to the east. The new estate sections have wide, well-designed streets that our trucks navigate easily. The older sections closer to the river have narrower streets with established trees and on-street parking that can restrict truck movement. We send our driver through the older sections first to confirm access and identify the best parking position. The Riverway precinct generates weekend traffic along Woolcock Street, so we prefer weekday moves or early Saturday starts for properties on that boundary.
