The Gold Coast is one of Australia's fastest-growing cities, and for good reason. Over 600,000 people call it home, with thousands more arriving every year from interstate and overseas. The combination of beaches, relatively affordable housing compared to Sydney, a growing job market, and year-round warm weather makes it an appealing place to settle. But the Gold Coast stretches over 60 kilometres from Ormeau in the north to Coolangatta in the south, and each pocket has a very different feel. Choosing the right suburb matters as much as choosing to move here in the first place.
Understanding the Gold Coast Layout
The Gold Coast is not one single centre. It is a string of suburbs running north to south along the coastline, backed by the hinterland to the west. The M1 motorway is the main artery connecting everything, and traffic can be heavy during peak hours. Broadly, you can split the Gold Coast into three zones: the northern suburbs closer to Brisbane, the central hub around Surfers Paradise and Broadbeach, and the southern end from Burleigh Heads down to the NSW border.
Best Suburbs for Families
If you have children or are planning to start a family, the central-western suburbs offer the best mix of space, schools, and affordability. Robina is the Gold Coast's unofficial family capital. It has two major shopping centres, multiple primary and secondary schools including a well-regarded state high school, easy M1 access, and a mix of houses and townhouses at mid-range prices. Varsity Lakes sits right next door and offers a similar package with a more village-like atmosphere around its central lake.
- Robina. Excellent schools, Robina Town Centre, easy M1 access, median house price around $950,000
- Varsity Lakes. Lakeside lifestyle, Bond University nearby, growing cafe scene, slightly lower prices than Robina
- Mudgeeraba. Semi-rural feel with hinterland views, still close to the M1, popular with families wanting more space
- Ormeau and Pimpama. The northern corridor is where first-home buyers are landing. New estates, newer schools, and the most affordable house prices on the GC
- Highland Park. Quiet, bushland setting with good value homes and easy access to Nerang and the M1
Beachside Living: Burleigh, Currumbin, and Beyond
The Gold Coast's beach suburbs are the main drawcard, and they come at a premium. Burleigh Heads is the standout. It has a genuine community feel with James Street's cafes and restaurants, Burleigh Hill national park, and one of Australia's best point breaks right at the headland. Currumbin and Palm Beach offer a slightly more relaxed pace with excellent beaches and a growing food scene. Further south, Coolangatta and Tugun feel like small coastal towns despite being part of a major city. Beach suburbs typically command 30 to 50 percent higher prices than equivalent homes a few kilometres inland.
Apartment moves on the GC
Many Gold Coast beachside properties are high-rise apartments with strict body corporate rules around moving times and lift access. Always check with the building manager before your move date. Some buildings only allow moves on weekdays between 8am and 4pm, which affects your removalist booking.
Budget-Friendly Areas Worth Considering
Not everyone moving to the Gold Coast needs to be on the beach. The western and northern suburbs offer genuine value without sacrificing lifestyle. Nerang is centrally located with a train station, shops, and quick access to both the coast and the hinterland. Upper Coomera and Coomera have exploded with new housing estates and now have the Coomera Town Centre for shopping. Southport, once considered dated, is going through a major transformation with new developments, the light rail, and the Broadwater foreshore. These suburbs give you Gold Coast living at a price point that is realistic for most families and couples.
What to Know Before You Move
- Traffic on the M1 is real. If you work in Brisbane, factor in 60 to 90 minutes each way during peak hour. The train is an option from Robina, Nerang, or Varsity Lakes
- Flood zones exist in parts of the Gold Coast hinterland and low-lying suburbs. Check council flood maps before buying or signing a lease
- Body corporate fees in apartment buildings can range from $60 to $150 per week. Factor this into your budget for beachside units
- The Gold Coast has its own job market separate from Brisbane. Health, tourism, education, and construction are the biggest employers
- If you are moving from interstate, remember that Queensland has no daylight saving. You gain an hour of afternoon sunlight in winter compared to NSW and Victoria
