How Long Does a House Move Take? What Changes the Hours on the Day

How long a house move takes depends far more on volume, access and how ready you are than on the number of bedrooms. A small unit can be a morning's work, while a large family home with a shed and stairs can fill a full day or more.

How long a house move takes comes down to how much you are moving, how easy it is to get it to the truck at both ends, and how ready the house is when the crew arrives. A small unit with good access is often a morning's work, while a big family home with a shed, stairs and a long carry can run into a full day, and some need two. The bedroom count is only a rough starting point. The things below are what actually change the hours.

Key takeaways

The length of a house move is set by volume, access, packing and travel, not by the number of bedrooms alone. Stairs, lifts, long carries from the door to the truck and tight parking add the most time. A house that is fully packed and labelled before the crew arrives moves much faster than one that is still being packed. Travel between the two addresses and any dismantling or reassembly add to the total. An accurate inventory of what is moving is the most reliable way to get a realistic time estimate.

How long does a house move take on the day?

There is no honest single number, and anyone who gives you one without asking questions is guessing. What we can tell you is how a moving day breaks down. There is the load at the old place, the drive, and the unload at the new place, plus any dismantling, reassembly and wrapping along the way. The load is almost always the longest part, because that is when every item is wrapped, carried and stacked so it travels safely.

In our experience, unloading usually runs quicker than loading. Everything is already wrapped and the crew is simply placing it in the right rooms. The exceptions are a new place with worse access than the old one, such as a high-set Queenslander in Paddington with a steep front staircase, or a unit block in Kangaroo Point where the lift is shared with other residents.

So the useful question is not how long a three-bedroom move takes in general. It is how long your three-bedroom move takes, given your stairs, your driveway, your shed and how much of the packing is done. That is the question a good quote should answer.

What has the biggest effect on moving time?

Volume comes first. The amount of furniture, appliances and cartons decides the truck, the crew and the hours. Two houses with the same number of bedrooms can be wildly different jobs: one where the owners have already sold half the furniture, and one with a full garage, a second fridge, a gym setup and twenty years of storage under the house.

After volume, these are the things that most often stretch a day on the jobs our crews run:

  • Access at either end: internal and external stairs, split levels, lifts and narrow hallways.
  • Carry distance: how far the crew walks from the front door to the back of the truck.
  • Packing: whether everything is boxed, taped and labelled before the crew arrives.
  • Dismantling and reassembly: beds, wardrobes, desks, cots and outdoor settings.
  • Bulky or heavy items: pianos, pool tables, gym equipment, safes and upright freezers.
  • Travel: the distance between addresses and the traffic on the route at that time of day.

Each of these is something you can find out in advance, which is why a removalist who asks a lot of questions before quoting is usually the one whose estimate holds up. If something on that list applies to you, mention it when you book rather than on the morning.

How do stairs, lifts and long carries change the hours?

Access is where time quietly disappears. A ground-floor house with the truck parked at the front gate is the quickest possible setup. Add a flight of stairs and every trip takes longer, because heavy items have to be carried rather than wheeled on a four-wheel dolly. Add a second flight, or a tight turn on a landing, and the crew slows again so nothing hits the walls or the banister.

Lifts are a different problem. Most Brisbane apartment buildings need a lift booking, and the body corporate will usually want the lift padded before any furniture goes in. If the booking window is shorter than the job, or the lift is small and every load has to be split, the day stretches. Our guide to apartment removalists in Brisbane covers lift bookings, loading docks and walk-ups in more detail.

Carry distance matters more than people expect. A battle-axe block in Carindale with a long driveway, a townhouse complex in Springfield Lakes where the truck cannot get past the visitor parking, or a street in New Farm with no kerbside space all mean the crew walks further with every item. Over a few hundred trips, that adds up to real time.

Wrapping and padding happens before anything is carried, and it is part of the load time.

Does packing yourself make the move faster?

It makes the move faster only if the packing is actually finished. The slowest moving days we see are the ones where the crew arrives at 07:30 and the kitchen is still being packed. Every half-packed room holds up the load, because the crew either waits or starts carrying around people who are still filling cartons.

A fully packed house looks like this: every carton taped and labelled with its room, nothing loose on benches or in cupboards, beds stripped, and the things you are taking in the car set aside in one spot so they do not end up on the truck. Our moving day checklist runs through the final week in order.

If you cannot get the packing done in time, having it done professionally the day before is often the better trade. Packers who do it every day work through a house far faster than most households can, and the cartons come out uniform, which makes the truck quicker to stack. You can have our packers do it as part of the job, so the crew arrives on moving day to a house that is ready to go.

The night before

Strip the beds, empty and defrost the fridge, drain the washing machine hoses and put everything you are taking in the car in one room with the door closed. A clear walkway from each room to the front door saves more time on the day than almost anything else you can do.

How much time does travel between addresses add?

Travel is the part people forget to count. A move across the same suburb is a short drive between the load and the unload. A move from Redcliffe to Springfield Lakes, or from Chermside to the Gold Coast, puts a long drive in the middle of the day, and the time of day matters as much as the distance. A load that finishes at 15:00 and heads south on the Pacific Motorway meets the afternoon traffic, while the same drive late morning is usually much smoother.

How travel time is charged varies between removalists, and it is worth understanding before you compare quotes. We explain the common approaches in whether removalists charge for travel time in Brisbane.

In Cairns the pattern is similar on a smaller scale. A move from Edge Hill to Manunda is quick, while a run from the city out to Smithfield, Trinity Beach or Gordonvale adds a real drive, and anything up the range or to Port Douglas is a different job again. Our Cairns removalists plan the start time around that drive so the unload is not squeezed into the late afternoon.

What else can slow a moving day down?

Some delays sit outside anyone's control, and a few are entirely avoidable. On the avoidable side, these come up again and again:

  • Keys not available at the new place because settlement or the lease handover has not gone through yet.
  • No parking near either address, so the truck has to circle or park well away from the door.
  • Furniture that will not fit through the new doorway or up the new staircase, and has to be dismantled on the spot.
  • Items nobody mentioned when booking, such as a full shed, a trampoline or a second fridge in the garage.
  • Rain without a plan for protecting the load, which slows every carry between the house and the truck.

Most of these are solved with a phone call before the day. Confirm when you will get the keys, check the parking at both ends, measure the big pieces against the new doorways, and walk the whole property, including under the house and the shed, before you describe the job to your removalist.

Weather is the one you cannot fix. Summer storms in Brisbane and the wet season in Cairns can turn a smooth afternoon into a slow one. Crews keep working in light rain, but every item needs to stay covered between the door and the truck, and that takes longer. Australian Consumer Law recognises this too: the ACCC's guide to consumer guarantees says services must be supplied within a reasonable time where no time frame is agreed, and that what counts as reasonable can depend on factors such as the weather.

Cartons that are taped, labelled and stacked by the door before the crew arrives are the quickest part of any load.

How do you get a realistic time estimate before the day?

Give your removalist the full picture. That means a proper list of what is moving, room by room, including the outside areas, plus clear notes on access at both addresses: stairs, lifts, the driveway, where the truck can park and how far it is to the front door. Photos or a short video walkthrough help a lot.

Then ask how the estimate was built. A removalist who can tell you which truck, how many people and what they are allowing for the stairs has actually thought about your job. If the estimate seems too short for what you described, ask what has been left out. It is far better to have that conversation before the day than at 14:00 with half the house still inside.

“The moves that run long are rarely the big ones. They are the ones where something nobody mentioned turns up on the day: a full shed, a staircase we did not know about, or a kitchen that is still being packed when we arrive.”

What can you do on the day to keep things moving?

Be there, and be easy to find. The crew leader will want to walk through with you at the start to confirm what is going, what is staying and anything fragile. After that, the most useful thing you can do is answer questions quickly and stay out of the main walkway.

Keep pets and kids in a separate room or with a friend for the day. Have the new place ready to receive: the keys collected, the power on, and each room labelled on the door so the crew does not need to ask where every carton goes. The Residential Tenancies Authority's vacating checklist suggests confirming your removalist's appointment time, checking you have the keys to the new place and packing a box of essentials to take with you, all of which help the day run to plan if you are moving out of a rental.

If your new place is not ready on the same day, because settlement dates do not line up or a lease starts later, putting the load into secure storage between homes avoids a rushed double handling of the whole house.

Frequently Asked Questions

How long does it take to move a three-bedroom house?

It depends on what is in the house rather than the number of bedrooms. A three-bedroom home with modest furniture, good access and everything packed can be moved in well under a day, while one with a full garage, a shed, stairs and a long carry to the truck can take a full day or longer. Your removalist should estimate it from an inventory and access details.

Is loading or unloading the longer part of a move?

Loading is usually longer. That is when furniture is wrapped and padded, beds and tables are dismantled, and everything is stacked carefully in the truck so it travels safely. Unloading tends to be quicker because the items are already protected, unless the new property has harder access, such as more stairs, a shared lift or a longer carry from the street.

Can a removalist move a house in one day?

Most local house moves are completed in a single day. Large homes, moves with a lot of packing still to do, long-distance moves and jobs with very difficult access can need two days, or a packing day followed by a moving day. Telling your removalist everything that is moving when you book is how you find out early which applies.

What is the quickest way to shorten moving day?

Have every room fully packed, taped and labelled before the crew arrives, and clear a walkway from each room to the front door. Confirm parking and lift bookings at both addresses, have the keys to the new place ready, and set aside anything travelling with you in the car so it does not end up on the truck.
