Tanawha jobs come in two flavours, the standard residential lots near the hospital precinct and the larger acreage blocks up in the eastern hills. For the residential lots along Stringybark Road and the streets near Siena Catholic Primary, our full-size truck has no trouble. Wide residential streets, concrete driveways, double garages. A three-bedroom here takes about three and a half hours.

The acreage is where it gets interesting. Some of these properties are on one-to-three acre lots reached by single-lane sealed roads with no passing bays. Our driver goes out the day before to check the approach, work out where to park the truck, and identify a turnaround point. A couple of the places on the steeper sections have driveways that are too narrow for anything bigger than a small rigid, we shuttle loads down to the main road where the larger truck waits.

Timing matters in Tanawha. Sippy Downs Drive is the main access road and it cops serious traffic during hospital shift changes at seven in the morning, three in the afternoon and again at seven at night. We schedule our arrivals to dodge those windows. The actual loading on the acreage properties takes longer than a standard house because there is always extra stuff, shed contents, garden furniture, outdoor settings scattered across the block. We do a thorough walk of the full property before we quote so nothing gets missed on the day.
